Here is a list of the services Maquila Properties will provide as part of the representation agreement:
1. Determine requirements: Size of production, bath and office areas, floor bearing capacity, clear height, clear spans, power capacity, water, sewer, gas, docks, work flow, timing, cleanroom build outs and any special requirements.
2. Find and present suitable properties based on client requirements. Prepare spreadsheet comparing price, location and other relevant factors.
3. Determine which of the possible sites is most suitable based on client needs, seller offer and costs of improvements.
4. Check that all necessary documents, infrastructure and permits required for prospective tenant use are in order.
5. Negotiate best deal for tenant/buyer based on market data and lessor circumstances.
6. Read and comment on contracts.
