The real estate tabs in the investment research database is an excellent way to select buildings. Alternatively once you have selected a location, contact the investment promotion agency and they will be able to put you in contact with reputible developers in their city.
Industrial Real Estate in Mexico can range from superb to horrible. The quality of the building is going to correlate with the price. Older buildings start around $0.20 per square foot with newer buildings being in the mid to high $0.30’s. Top quality new buildings can get as high as $0.50 a square foot per month.
When you connect your building up to the electrical grid, you will be responsible for providing your own transformer. Getting the electricity turned on can be a long drawn out process, so make sure you start on this early.
Financing - Getting the money to construct a building is no small effort in Mexico. If you are considering a “built to suit” lease agreement, make sure the industrial developer has the financing necessary to complete a building to your specifications.
